One of the techniques that Steve has used with great success when asked to replace an underground wet return pipe is to dig up the old pipe, install trench drain boxes, install the replacement pipes inside the trench drain boxes in order to keep them out of contact with the soil, and then cement in the trench drain boxes. The removable covers of the 'drain boxes' make for easy access and inspection of the piping. And the pipes still reside under the floor level so as to not pose a trip hazard to doorways.
